My goal in this thread is only to point out the losses (hits) an investors incurs when owning long distance properties vs. locally owned properties where the investor is more hands-on and does not have to pay the costs for a property management company.I own a fairly large construction company with more than 60 employees.

I see a need for low income housing for both women in crisis as well as kids graduating out of high school and/or the foster care system that need affordable options without so much red tape.

Just look at the website at the amount of phone numbers the place has and how many employees, it's crazy. 

The company I was working for in 2018 gave employees a loan of $15,000 for the down payment and closing costs to purchase a home in one of the surrounding neighborhoods.

Such plans are available to those who have some form of self-employment and no full time employees.

Demand to rent offices has literally disappeared as the pandemic has left business owners wondering when employees will be able to return, if ever.

For 2021 big local companies allow employees to work from home or anywhere in US territory.
