Nothing can kill an impression like an ugly overgrown yard filled with weeds that just popped up after a recent storm, etc...

My initial thought is to have her fill out the proper application paperwork and sit down with her to communicate the transition.

One feature I really liked is the application to e-lease option which basically automates the lease and move-in sheet once you get your tenants application based on the forms they fill out. 

Remember the home is empty and filling it with all the amenities including (all kitchenware, bedding, etc..) are not cheap.5) Extra expenses include - Utilities, Garbage, Internet, Streaming (Netflix, SlingTV, do NOT get cable).

Unless you desperate for a tenant and think you need to take an agent's person to fill the spot, then I would not pay an agent anything.

I ask them to fill out an app on cozy.co. it then runs everything for me and I know where they worked, credit score, and eviction report with background check.
