In most cases, you must be an owner-occupant purchaser to utilize the VA loan. 

Are you planning to buy a lot off an existing tract or are you planning to build somewhere where you would need to bring in main utilities. 

If you have any small tips, tricks, questions that I can ask/utilize while talking to my lender, I would appreciate it.

Can I cut utilities of the property where tenant stays since I have a possession back of the house?
