First off - if it sold so quickly before in a multiple offer situation then you're talking about a property that obviously has some desirability.

You are in it for the long haul, not the quick turn around profits. 

I just know that from experience it gets messy really quick if things aren't clearly defined on paper. 

According to the realtor, this transaction has been approved by the hard money lender and title company already.I have set a firm price at $100k, which is a good deal for the buyer, but I'd like the quick sale.Here comes the sketchy part: They would like me to accept payment of $125k with $25k being commission for the realtor, which the realtor is then going to use to pay the down payment. 

If they are professional, they can explain this quickly and easily.

If the Tenant Buyer walks away from the deal I get to keep his Option payment since it is non-refundable and I sell to another Tenant Buyer and get another Option Payment usually about $20k to $25k.I encourage people to get qualified for financing and to plan their lifestyle to be able to get a loan to exercise the Option.
