Is a no cause that was or is served going to go through in California? If you have one in place and they say "well can't move". What happens to the time frames? Would it start a new time frame when the dust settles + ...

No telling how bad or what the effects will be when the dust settles...or how long that will take?

The issue is reiterating that you are finding good deals now, and how this correction may have an effect but you are investing for 3-5-7-10 yrs down the road and can ride this out. 

Yes, your IRR will be juiced (typically) from some form of cashout refi, but how does that effect their returns, especially if it takes any type of consistent return off the table, or significantly reduces it.

That’s a lot of construction that needs to happen.It’s certainly debatable how supply and demand will effect costs but that dynamic will play out on so many levels I think it’s hard to distill easily.

Cheaper and more effective.
