Hello-I am new to BP-currently live in Louisville, KY- learning a great deal- have a condo in Co and a SFH in Texas both rented out- but with minimal cash flow (break even)-I bought around 2006 with no money down and have held since then-currently has estimated equity at least 150,000 each-I have managed out of state with excellent property managers-don't really see cash flow improving soon- I am busy professional so ideally looking at growing portfolio without having to eat into my job as surgeon- syndications would be ideal but seems like cannot use 1031 for that or is terribly complicated?

Or are closing costs and expenses to sell going to eat up a lot of that?

The costs can eat up all your profit if they have a prepay penalty of $10000 you need to know all the costs as that plus the cost to refinance $3000 come out of the new loan thus shorting what you think you will get back.

Even if you’re right, be ready for a month or two without rent and some big turnover expenses that might eat up all the additional rent if the current tenants have been there more than a couple years.
