Currently I'm using Trulia for my basic research and I visit quite often and do a bit of driving around tiger familiar with the area.I originally was focusing on Malden/ areas closer to Boston but did not think it was realistic to find something in my price range that wouldn't dry out all my funds.My hope is to actually send out letters and try to find a deal that way while also using MLS (currently getting my real estate license for research purposes primarily).With the potential help of a NACA loan, I may be buying sooner than expected (6-9 month range) but I'm still heavy in the understanding the market phase so it's no rush to me.I'd be glad to bounce deal analysis between us / attend open houses as they come along if that's something you're into.

The rental market is pretty dry down here too, which gives you larger pools of tenants to choose from, not to mention having the Military base, which is a very large tenant pool all by itself.

Lots of dry powder on the sidelines and high price expectations that have normalized in this rising interest rate market the further south you go.

It's in overall fine shape, no stains etc and I shampoo it every time it turns over.

The worst problem I have is a property where the well is almost appearing to run dry.

Things aren't as cut and dried in the country.

The field can die if it sits dry for a long period of time but once you start using it, it has to start over like a new field.

Another risk is actually running the well dry trying to flush it out.  

So in the 90 degree middle of July I spent every second not at my 9-5 in a metal box learning to put down flooring and put up dry wall and frame windows. 

Double closings the same day using transitional 'wet' money, as opposed to using the end buyer's 'dry' money to close on the deal.The 'assignment' is an area the realtors like to focus on but again if you put ernest money down you have positioned yourself with equity.
