I'm good at what I do, but I don't know that I'm at Teaching-A-Class level quite yet, so that's likely a little further down the line.I'm dying to hear your opinions, especially you veterans out there!

I have been working in property management for the past few years as well as finishing up classes to obtain my CA real estate license.

Then explain what you bring to the table: you know how to find great deals and build a best in class team to execute.

To make matters more confusing, my county's assessors office, Cook County, stated that the building was a 4 unit.

These are class B properties, so your class A may need better material.

Reinvest those profits into large multifamily Class B complexes. 

Are there certifications or classes I need to take to help out a property management company?

BTW, from my experience, if you can get a mortgage, and use the $55k as a down-payment on a nice middle-class community w/ good schools house, newer, nicer, attracts stronger tenants, over 10+ years of holding you will be much better off.
