I agree with @Cam Schumacher, I'd go the Nomad route, which is where you buy a place as an owner-occupant, live in it for at least one year, move out, convert it to a rental and then repeat.

I keep it zoned as a 2 (2 gas and electric meters) so I can convert it back some day when the kids are out of the house and it's easier to go one way than the other.I was thinking of putting in a "temporary" kitchen for the purpose of the appraisal but not sure what exactly I need to have in there..

You can probably convert to a 3 family (check and see if there are any other 3 families permitted on the street- the tax records will tell you) but it will likely require a lawyer and a decent amount of time and money.
