insurance is not just to protect your property. insurance is also to protect your personal liability. if a tenant or visitor hurts themselves on your property they will sue you and could potentially take everything you personally own. even if you place your property in an LLC, they can still potentially go after your personal assets. with all the risks, there is no reason not to have insurance.

We had a girl who was head over the heels about the place at our open house, but her realtor has advised her not to put it under contract because he is confident it will get a low appraisal due to the appraiser only using in project comps (he also mentioned that it is a VA loan, and they are very strict about staying in the project).I also believe that the realtors are not even showing this to their clients because of the above reason (though we have had about 4 showings).

You might need to brace yourself for some (more) hard-hitting responses suggesting reality checks.My own advice is: please do NOT rely on turnkey providers to get you closer to your future goals, for the simple reason that ALL the cream will already have been taken out of any profit, by you buying properties off THEM!
