A good trick if your having trouble finding one that will cash flow is reaching out to owners that have had their property for over 10 years. 

It is also very big and requires constant reno/repairs.My tax returns are laugh worthy to conventional lenders and I have 2 other properties so my debt to income ratio looks ridiculous to the average underwriter... but the cash flow is definitely there.

I have tried some Facebook groups down there and they are ALL (so far) nothing but spam and scams, or people advertising to clean cars, etc. 

And now had zero cash flow and keep in mind they had very limited funds when they went into this up front.

If you can make it cash-flow with the included low rents and high turnover then go for it!
