But most are going to want to see the deal before they commit any funds.So spend most of your energy chasing the deal.

Chasing down delinquencies, costs of evictions, higher costs of property management, much higher expenses for capex and repairs because the tenant base is much more transient, susceptible to changes in the economy, etc .

It was bc I can’t work in newburgh if I’m sick from my regular Job. it’s been crazy   I probably don’t need anymore crazy at close to 50 years old   Had at least half a dozen yelling screaming, getting punched macing people going down a flight of stairs with a junkie chased numerous junkie thief’s off my property.

They make an area less attractive to drug dealing gangs, who are at the peak of the street criminal hierarchy, chase them out and the junkies and petty thieves will follow.
