However in the context of my goals and priorities, assumptions have to be challenged. 

Im currently in the finishing stages of my rehab & in need of a detailed scope of work for company I'm hiring to handle the painting, compounding , plaster & taping of the house.

it is not that pricey and worth them helping you through the process so you can learn if you want to handle it yourself in the future.  

This particular company handles the purchase (my money), rehab, tenant screening, property management and I understand they charge 10% of the rent.

I also plan on attending two REI meetings this month in my area to hopefully network there but I wanted to try to get a handle and direction on this to be more prepared for my meeting on Saturday.Thank you everyone for your time in advance!

How did you handle it and what might be my best route to take here?

Since we'd be buying the property its handled like you explained. 

Logistically it's challenging since we don't have much time nor a truck to transport plywood to the house.  

If they have good standing with the previous owner, you can use your best judgement on whether to let them stay.Purchasing properties with inherited tenants requires careful handling.
