I could replace carpets for hard floor, do patio features like grill area and patio build, other small cosmetic updates. 

New PM reviewed one of my vacant units and said there is minimal damage, just needs two blinds, carpet cleaning, and bathroom paint. 

I don’t use them for my usual rehab (paint & carpet, appliances, hole patching, landscaping, etc…)

I know some fellow investors that own student housing properties that figure repainting each year, have replaced carpeting with LVP to avoid having to replace beer-soaked carpet each year, etc.Can you make good money renting to students? 

The main area is tiled but the bedrooms are carpeted.

I hired 2 cleaning ladies to come clean I also had a professional come clean the carpet. 

Such as:Quarts countertops and backsplash in the kitchenremoving the carpet in the bedrooms and installing LVP and upgrading the closets in each roominstalling a new AC unit (mine is ~20 years old but still kicking)recessed light fixtures, etc.I do have abt 40k saved to do such renovations but maybe I should look into Cash-Out Refinance only so i can use that additional money saved for another home...I bought the home at 230k and the value now is abt 280k.I just came to see what the popular opinion is.

We were going to sell our current primary residence, but are having a hard time doing it with interest rates in the 6%+ range, so we decided to give rental a shot.Last it was appraised at 460k, our mortgage is on a 15-year fixed with 2.75% interest.Monthly payments (incl. escrow for tax and insurance): 1830/mo Property insurance will go up $500/mo as soon as we don't have the homestead exemption.In my estimation, we can rent it out for $2100/mo and will have to put in new carpets and a fresh coat of paint.We tried listing the house for $450k - no interest.
