It makes it super easy to track and then I can reach out to the specific tenant that is late if the issue occurs rather than trying to contact all a property's tenants to find out where the late payment is.

God forbid I mention this on BP but maybe the prudent use of leverage and the diligence to maintain a healthy pile of reserve cash would put the " tortoise " investor ahead of the " hare " investor if and when a correction occurs.
