Bad areas also tend to come with late rents, evictions, etc. so those visits (that now cost twice as much because two people have to go) are far more frequent.Granted, this isn't fair, it's overgeneralizing, it's casting a wide net over a tenant-class where the vast majority are great people, so your mileage may vary.

visit the property or not, pulling comps takes time. pulling STR comps takes more time. updating the report takes more time. adding your signature to said report adds a layer of liability and professional E&O insurance coverage. if the going rate for appraisers in the area is $20 / hr than $700 sounds like way too much because that would represent 35 hours worth of work.
