Purchasing a property out of state was a challenge with not being able to see it in person prior to closing.

Will states that upon passing, house is to be sold and proceeds divided 6 ways benefitting her 6 total grandchildren.Problem: 4 of the grandchildren and their mother still live in house, and have been paying as rent what can be afforded - about 1500/month.

I also understand that some states are better to incorporate in than others.Does anyone from VA know if this State has good protections for LLC?

Bridge debt is used to “bridge” a property from its current state to an improved state and by virtue of that purpose, the maturities on these loans are short, typically 3 years with two possible one-year extensions (if the covenants are being met).The reason this distinction is important is that if rates rise, property values tend to fall.  

Apparently there were two sisters that sold it to him and only one signed but she had a letter stating she was power of attorney for the other sister but apparently that doesn’t hold up (I don’t know why) and Yes I didn’t do a title search when I brought the property from my father 🤦🏽‍♀️. so for the pass 15 to 20 years ( I think) this womans name has been on the tittle At this point idk what to do I have looked for her called siblings turn in paperwork stating her sibling was power of attorney and nothing has budge I own my house free and clear and it could help jump start my real estate career.. please if you have advice I would appreciate it P.S ALL ADVICE RECEIVED TO ME WILL NOT BE LEGAL ADVICE BUT MERELY SUGGESTIONS OF THAT PERSONS EXPERIENCE.

So I am in another state where I just purchased a duplex on Monday.

Are you planning to continue to invest locally in Richmond, or are you open to investing out-of-state?

My biggest piece of advice would be to focus out of the state of California.

While they also do large deals in many states; they could still prioritize my first property.
