If my tenants need me to collect the rent in cash or check - there is a fee for travel charged to them in addition to administration fee for depositing the check/cash into a bank account.

As you know, if you mess up word of mouth of how bad you are will travel quickly.

Edinburgh seems to be a good 30-40 minutes from Cranberry, so you won't want to keep traveling back-and-forth to show the place.

Would indicate to me that they have a high utility usage.
