In your experience, what kind of time table are you looking at for those investments? 

I realize this isn’t a mountain of wealth and there are penalties for using 401k.My question is can I pool this these together and fund my first flip solo?

@Eva Mackowski You need to talk with @Lucas Carl He has several VRBO's in the mountains that he remotely manages and his wife is a realtor that can help you find a property.

I would give a copy of your post, in writing, to prospective landlords, laying everything out on the table. 

I can also bring some cash to the table and perhaps most importantly can work my magic to get us into and through escrow on both sides being a licensed real estate broker of over 10 years now, no matter how complicated the deal (complication brings opportunity).

I think you could turn that time table up on a flip to a goal of this next summer easily instead of 2 years and learning the basics only takes a few days really.Don't let these jump in and do it's guide you into a loss or trouble, learn the basics before dealing in real estate.If you have any question, we're here or you can contact me.

I've seen picture of mail spread out across a table from a one month period with this many mailers hitting the same house and they are all sending the same thing or something similar.

I actually think it is a nice feature and would place a narrow entry table (google narrow entry table) against the wall when you walk in.Not sure what the rest of the large room looks like but it seems the wall creates a space for a sofa or love seat against the wall without exposing the back to the entry door.For the opening you could look for a framed piece of stained or art glass and suspend it from wires top and bottom if you don't like the open look.
