Construction Firm in Sacramento Area
Hi all,
I’m back from the sidelines and boy is my competition in trouble. So be my partner instead. 😉
I’m looking for partners in the Sacramento area currently to help put together some deals. I’m a working stiff so don’t have much time to manage the construction efforts. But the good news is that I’ve got a great W2 as a project manager and engineer. I can also bring some cash to the table and perhaps most importantly can work my magic to get us into and through escrow on both sides being a licensed real estate broker of over 10 years now, no matter how complicated the deal (complication brings opportunity).
Where I need the help is with estimating rehab costs and getting through the construction end of things as I have very little direct experience there. If you’ve got any recommendations or experience with that end of it, let’s chat.
I live and work in the Roseville area but am interested in investing anywhere that makes financial sense. The deal MUST be a good deal or have room for me/us to make it one.
Given the shift I see signs for coming up, I'm looking for properties we can get out of quickly. That means we need to be able to into them for 70% of ARV less repair costs... 70% leaving room for us to wholesale or wholetail it as well. Anything we hold needs to at least be 1.25% or better right now.
