@Wade - I want to agree with you - I know what I want, I have the language, etc.If I have in my offer the requirement for a a solid inspection plan, I get the official numbers and tax forms, I have a title search and insurance, and leases and estoppels, AND have a nice OUT clause if I don't like what I see, I just don't see what I have to have an attorney write all that up?

It sounds like you're pissed off because you were feeling good from being told that you were the lone ranger until you learned there were others and it made you feel like you wasted your time etc etc. .... imoIf you want to file a complaint with the realtor's board that's your perogative.

SO nothing out of the pocket of the tenants, but the evil landlords that work hard to provide a solid home for these people get screwed.That is just CHICAGO proper and nothing is stopping you from investing here or as I do, in other areas around Chicagoland where the laws are more even and fair.
