My renter loves the place.My husband and I do a lot of the work ourselves - I enjoy it - but I do have a list of dependable guys for roofing, windows, HVAC, major landscaping, heavy plumbing, concrete...stuff I don't care to do. 

That takes care of the mortgage and taxes, but does not take care of my initial investment of $23,000 and the other expenses I have outlined above in addition to maintenance and repairs that might come up. 

What you have to be careful of is stereotyping, someone who has a bad tenant then assigns their negative PERSONALITY traits to an entire demographic of people who's only separation is based on ECONOMICS.

Probably will want you to have "Skin In The Game" - i.e. the lot or land you'll acquire would be used as collateral.Good Luck!
