Most of the incorporation paper work is available online and if you are a DIY person you can take these templates, adjust some of the language and probably ask a friend in law school to take a look at a high level to make sure there are no red flags. 

The next step is a letter of intent after which I should have access to the P/L statements to verify everything.Any red flags right up front?

I just don't think that spend is necessary in a red hot seller's market.One thing on my to-do list is to set up a relationship with a furniture rental company to do the same sort of thing.

Hello BP members,2200 finished Square Feet 2 flat gut rehab project (Plus partially finished basement).

Situation on the current tenant: First red flag: Met her (tenant) twice (during walk thru and inspection) - both times heard lots of "woe is me" I have 3 jobs, single mom, don't have time to clean excuses.

I think that is what makes me worried is that if I do or am going through the process of rehabbing the place and i get 30-99% through it and some kids come through again and put me back to square one

This doesn't make much sense to me and I'm wondering if anyone else would consider this a red flag and a reason to back out of the deal. 

I tend to use dollar per square feet for comps. 

That way you won't be disappointed.Frameless HAS to be square.
