My original idea had been to buy singe family homes to rent, but I'm having a hard time finding anything in Greenville that seems like a good deal so lately I've begun to think about mobile home/RV parks as well.I plan to attend the upstate CREIA meetings -- hopefully I'll see you there!

Sonoma county is famous for those.I just closed on two lots I owed out at Jenner by the sea  ( I sold them) try as I might I  could never get a system approved. with an approved system they were 250k lots.. with no approval I sold for 50k so the buyer could simply park his RV on it a few days at a time

The areas we stayed at in Santa Fe NM, Branson MO, Nashville TN, Gatlinburg TN, Charleston SC, Inlet Beach FLall were packed, restaurants were busy, traffic was heavy and beaches were filled with frolicking familes.Now, I can't speak for where we didn't go, crime infested Seattle WA, crime infested San Francisco CA, Memphis, St Louis, Chicago, New Orleans LA, Atlanta GA, you know, the usual hell holes.STRs good in nice places, STRs not good in crime infested places.

We sold to a SF based company that owns about 30 of these in Oregon and WA.. they run them of course like a corporate entity.I loaned on a RV/MHP in central Oregon and had to foreclose on it... this one was a HUGE bummer.. low end tenants.. on Private sewer and Water..

I would have quotes in hand to repair / replace tanks, field lines, complete fields and what ever backup plan you would need via the research through the city / county / state.If you need to replace what you have with a packing plant- if you can even put one in, figure $500,000 plus lines to the plant, and from the plant for the finished water.
