If I only took into account the cash flow a property generates I would be missing HUGE income elements of owning investment properties.If I spent $100,000 to purchase a home then there's no way I could scale personally.Now, the author does address this 2nd point.

My lease also says that just because my tenant is authorized a pet doesn't mean they can add more pets or that guests can bring pets over.

It is sickening that people in power would act outside of their authority and jurisdiction to prevent me from simply living in my home.  

Usually a lender does not set a foreclosure date but rather, the courts or the authorities.

@Stephanie Wiginton There will have to be a Legally appointed/authorized guardian for the remaining owner to make a deal.

I think as long as you have authorization from the seller (or yourself if you take possession before June 20th). 

The owner has passed away earlier this year and left in her Will that her friend will have authority (the Judge has recently ruled to authorize her as Benefactor) to sell the house and 100% profits going to her brother after all debts are settled.
