If you can boat on it and other watersports, then it should be good to go.

That said, i figured there HAD to be investors out there in my boat - they make their living in their industry and have busy private lives (i have 2 kids, 2 year and 9 months so free time isn't a thing for me).

I'm in the same boat as Stephen Drew.   

For example, when I go to the lake, I always rent a boat.

Such as a locking shed for bikes and boats, a hanging rack for people to clean bikes with, etc.

I took a run at a 250 unit apartment in Gulf shores that got hit by Katrina  EVERY apartment had water in it 6 feet up the walls .. the whole property was abandoned... someone lost a boat load on that one.

So.. keep on dorrknocking if it floats your boat.. but if any of you are wondering why it is getting harder and harder to get deals?

If you can't find a good property manager you're in a tough boat.
