Hi Joe,There are a handful of great agents in Spokane i meet them because I constantly look for off market deals and refer clients their way that would be better suited with a listing.  

Some towns will list contractors on thier web site who have worket in the area.

I still remember my first flip, an experienced investor had referred a "good" GC to me.

I wanted to clarify by "conventional" I was referring to traditional lenders vs. creative financing. 

 $150 unit cash flow with high potential for the cash flow to increase via rent appreciation is near my minimum to refer to the cash flow as nice.  

Does anyone run their own website and collect rent payments and maintenance requests on there?

I'm primarily looking to get the startup cash in place to set up all of the back end, do marketing (FB, signage, websites, etc.), and have cash for earnest money to tie up wholesale deals.

Do you feel comfortable taking attractive photos of your house, posting everywhere (Zillow, hotpads, craigslist, Facebook, local community websites), fielding calls including scammers and people who will never qualify, and talking up how awesome your house is?
