The forum is so vast, it probably got lost in the unanswered pile.

One reason this deal is so appealing is that I can get into it with only $3,500 out of pocket (750 attorney fee, 1250 loan origination fee, and roughly 1500 for closing). 

You literally can't see the front of the house from the street 10 feet away, the brush is so thick. 

This is so property type and neighborhood specific that even citywide surveys are pretty useless. 

I get the cool factor but they are significantly more expensive than traditional deadbolts and cost of re-keying a lock is so small I feel it'll take ages to recover the cost of replacement. 

I got a bit of sticker shock out here with the prices but am open to new opportunities here since the rental market is so good.

Hello, My name is So, I'm new to be BP.  

But given the comments here, I'd still like to beat this bush a little since the HML is a very expensive option and my ARV estimate is so conservative.  

I have an undergraduate degree, two graduate degrees and also post graduate work, all from private institutions (which is why my debt is so high).

There is so much great information and fantastic people here - you can't go wrong!
