If all looked good I would get that puppy under contract and have a thorough inspection performed. 

It is not obvious to a person who doesn't look thoroughly.

We, of course, screened them thoroughly & they were our most qualified applicants.

Interview and be thorough, they can make or break a deal if you aren't local.

Make sure your on site when they inspect to ensure they pump the tanks dry to do a thorough inspection.

In the future you'll find the use of an estoppel agreement beneficial, as it moves these types of conversations to BEFORE closing when your options are less frustrating.As for now, though, I would say that your best course of action is to prepare your file as thoroughly as possible and show up to give your side to the magistrate. 

I had a realtor help me find our first investment and he was key helping me make connections to a very thorough inspector, attorney, flooring guy, painter, etc., and our realtor’s estimates for Reno work have been spot on so far because he also has a construction background and owns his own investment properties.So, basically, ditto what others are saying, but most help needed bringing me the potentials and then answering questions as I analyze the deal for myself.
