In my opinion, take the high road, stay out of the mud and creating stories and simply reveal the truth of the fraudulent transaction that started it all.

@Matt Buchalski I would not even go down the road of entertaining this thought for a multitude of reasons.

I’m looking for the right talk track.I found a prime flip property down the road from my house, tucked back on 2.3 sub-dividable acres.

I wouldn't touch this "deal", but I'm not in the NYC market either.At the end of the day, you're probably better off leveraging and using the extra cash for another deal down the road.

Not only is it good to give to a lender, but it is your road map.You will need a business plan that is catered to the type of investing that you will be doing.

But anyhow, I got the middle of the road pad for my basement and it was $3 a cubic yard.

A good REA will take the time to research any major roads, developments, or power line projects that might be in the works within the local politics.

Their business model is sound... sell for top dollar to an out of state investor that doesn't know any better,  manage it (more money made on repairs and turnover) and then have the opportunity to resell it a few years down the road when the investor doesn't get the profits that were projected and is ready to pull the plug.
