The first and one of the most difficult tasks is going to be selecting and entitling the land to develop.  

I'm getting flooded with options and really need to understand them before I can make a decision on which option to select for the IRA/SDIRA and then the LLC for my IRA and the partnership LLC.

I would say select the markets you have interest in ( and I am sure everyone else here will tell you their market is so great ) but do your research then do research on the TK company and go from there.
