It might surprise people to learn that many large scale commercial loans don’t even pay down principal at all, they are interest only notes that have to be refinanced or renewed and investors still use those loans to make millions and millions of dollars!

I’m considering a mentor who wants 5k but not sure if a mentor will help scale my real estate business or it’s possible doing it blindly on my own.

It not only allows you to scale more easily but it also could be the difference in you continuing to pursue real estate investing and giving up on it due to the difficulties that can and will come when a property is not managed professionally.

I plan on scaling up and adding a few more of these.

Having a good team + good communication is much more important than physically checking up on your properties, especially if you want to scale.3) Yep $100-200 cashflow per unit to start is great. 

I am located in Oklahoma City and operate rental properties, flips, and I am a full-scale residential real estate agent.

You can scale these prices up or down, just keep the spread between the all-in cost and ARV at 25%.

But it takes capital to get started and the risks are pretty big so it scares a lot if people away and lots of people are not able to scale up easily.
