Any experts in the Phila or surrounding burbs interested in discussing cash flowing locations and opportunities? (Focus: SFH or Multi-Fam Buy and Holds w/ minimal lipstick rehabs)

Also, I will be deploying capital into an OZ fund by end of year.  Does anyone recommend any local (PA, NJ) focused funds with a proven developer track record ?  If so, please share contacts and website details, and I will aid in the fund and project due diligence.

Finally, any recommendations on how to access, partner, or network with some of the larger, more established balance sheet players in the RE development and management space?  It may pay to be on deals with them, just to leverage knowledge and scale personal portfolio.
