When I used to sell commercial real estate I would meet people all the time who wanted to buy a restaurant and then quickly realized that they just bought themselves a 16 hour per day job!

Now I am regretting that decision.2 weeks ago, I received a call from the property management notifying me that the gas had to be shut off due to a gas leak.

It's definitely a cat in the sack but I've purchased a number of REO properties that had all the utilities shut off.

Since money is temporary.We basically shut down the economy to a stand still and now that we are cranking the economy open and there are things that we need to consider as risk.For me the lumber costs more and the lack of resources to deliver impacted me. 

I am with you hoard the cash maybe leverage your name in a business that creates income  think car dealer ( not restaurant other than maybe fast food Jim Otto owned 30 burger kings And well most of BP probably has no clue who Jim Otto is or was. ) .

The home is conveniently located close to restaurants, business, parks, and the highway.

The truth is landlords struggling doesn't really stir the same kind of emotion in the broader public as their favorite restaurant closing.You are correct, there's not a lot of hard data to support this extension.

I don’t expect there will be a problem with this tenant shutting them off early, but I could imagine a worse case scenario where a tenant moves out, shuts off the utilities and you get frozen pipes or worse.

Hey everyone , I'm looking for input into this commercial property it is a truck stop/restaurant, it is owned by the city but been vacant for years, very high volume corner and in the area of many industries, I have the site details from the city , it used to be a truck stop with a restaurant also fueling station has enough room for about 50 trucks I grew up in this area so I know traffic patterns and im also a CDL driver this would be a great truck stop with a restaurant and all the amenities that come with that type of property there are atleast 10-15 trucks parked daily cause there is no place around to park , you also have major highway near , home depot ,Walmart, also a landfill and a company that burns garbage and makes energy so there is a ton of commercial truck traffic at this corner , I would like to find someone with experience in this industry to talk with and see if this place can be renovated and open and maybe partner up with a deal ....any questions please message me I also took alot of pictures
