I have a condo that was my primary residence for 5 years.

I purchased a TN property not long ago (and I am a TX resident).I didn't think of buying the property using an LLC.

I lived in a 2-family house for one year on conventional financing as my primary residence. 

Perhaps the best solution is once i get a desperate seller that wants to sell, I will send my investors to the property to make an offer and the seller can go with the highest bid.

If I had to rank the best options, first would be considering moving in as a primary residence for a year if you can. 

Sometimes it is to make themselves feel more important than they are, sometimes it is because they are selling some sort of snake oil solution, and sometimes because they are trying to help but they are working from incorrect information themselves.This BP forum can be a valuable resource, but read carefully and judge what is being presented.

My Solution would be 3 steps:1 - Evict the tenant for late rents. 

It's not an excuse to do a bad deal and with no money down, it may not cash flow, but you'll learn a ton and have your housing paid for by your residents while you're going to school. 

I have an idea of creating a hotel booking website. But I’m not sure what is better option, creating a website via a builder or a custom development?

I invest in single-family residence primarily focused on cash flow and looking for my first deal.
