If you can do a significant amount of the work and hire plumber, electrician, hvac... to do the real stuff, then I would go w/ BRRRR.

I had one that threatened to call 9-1-1 because his drain was slow on a Saturday afternoon and he might die of sewer gas fumes (he googled it) if I didn't get a plumber out RIGHT THEN.

And they might even be throwing my name around as a time-waster too in their gossiping, which sucks for my local reputation among Realtors. 

The absolute best way to find a plumber, HVAC guy, landscaper, electrician, anyone.
