We prefer MTM to STM and because of the work we've done in furnishing 3 rentals we'd like to stay MTM.We can afford to be vacant indefinitely but don't want to.

As a new property manager I’d like to be on top of that if someone asks me, what I suggest would look the best and be the best in their rental units.I had an awesome property manager who would buy the modern nice looking flooring in bulk so when his owners needed to rehab a unit he sold them the modern vinyl plank flooring for cheap.

Once I had their agreement I called the guest who refused to answer, so I called the cabin phone and let it ring for like 2 minutes until someone finally answered.I explained they knew the house rules, they signed my digital rental agreement that clearly spells out max occupancy and they signed up in the OTA with 7 guests, but only listed 6 people on the digital RA.

The idea is that you buy a distressed property, DRASTICALLY increase the value with a rehab and then refinance out all your money if not more and keep it as a rental.
