You can either make your new lease expire at the same time as their old lease - so you can modify your rental rate then; or you can bake a new rental rate into your lease at the time their old lease would have expired - so something like "Through X date your rental rate is the old rate, and beginning the next month your new lease rate is X $ more.All the best!

Hello,I am looking to determine thoughts, knowledge, etc. on how much space is reasonable to the number of tenants occupying a rental property.

Details below:-This would be our primary residence, not an investment property (but it does have optionality via an ADU setup)-The seller is interested in selling and relocating out of state in 2 years when they retire-We have a primary home (that has been a cashflowing rental) in the same town.

I have 3 rentals(2townhome+1 condo) and a primary residence and i self manage my rentals all in San Diego.

With similar 3 bed rental bringing in between 1850-2000/month and a refinance value around 250k this is one of the cheapest things in the pocket that is this clean.
