At the end of the day, I can only control myself... so I usually don't rely on other people much.

What I recommend is that you find someone you can rely on to be able to go there if there was a maintanence issue or emergency.

I do realize that TAV is less than Fair Market Value, but if the owner has no valid apprisal I want to rely on TAV as a sort of established datum (made by official tax Municipal dep)...Is this a good approach❓

In the future, never rely on word of mouth, do your own research.

I rely on Rentometer, Craigslist and Zillow when pricing my rentals.

I'd like to buy here and potentially house hack, but it seems as if I'll be saving for years if I rely on only my savings, whereas I could use my 401k to get over that huge hurdle.
