So I currently plan on doing my own redneck baffle for Bedroom 1, reducing the air down to no more than half of what it is now, while also cutting the holes larger in Bedroom 2 (which actually isn't either hot or cold right now) and Bedroom 3 (which is running hot, being on the southwest corner).

, yes, good marketing can certainly impact the final sales price (by expanding the pool of potential buyers, to potentially include folks that want to "overpay," for example), but it's not direct, and it's certainly not the case that listing for $25k higher means it'll sell for $25k higher (the OPPOSITE might happen, since that could reduce your pool of potential buyers!).

It is getting more difficult to find cashflow, but I thought I'd share my recent experiences to reduce some of the discouragement that investors are experiencing.If you're using quick math (like the 1% rule) to analyze properties, I suggest doing the long math on a few properties to see if you're writing off properties too quickly.

Obviously depends on what level of investing you are at, but nonetheless…Do you prefer older units that typically will cash flow more, but also have more maintenance, etc. or newer properties that you pay a premium for with less up front cash flow, yet long term upside in reduced maintenance, appreciation, etc.
