Most people are required to have 2 years of experience but if you are a student, and receive a job offer in your field of study, the lenders are allowed to use your student history as your job history.

@Danny Randazzo Yes, so I will be performing all business related transactions such as making loan payments, property taxes, receiving rent, etc with LLC account.   

We've got it listed at $259k.Recently received an offer and came to terms with the buyer for a sales price of $255k plus a few improvements (septic system, some additional carpet, etc.).

I'm hoping you receive you money back, but be prepared not to get any of it back.

I have seen people put their own property in an LLC, then rent their property from that LLC, and that would help some but then you would not receive your "Homestead" tax exemption here in Texas.

As for a niche, I can't give you excellent advise - I'm still searching for mine!
