You claim the banks want the houses, but in reality foreclosure cause banks to lose money, not profit.

Occam's Razor is a wise guide here.You're going to need to move heaven and earth to get your GF on the loan when, in reality, that's simply not how the loan product is designed. 

The reality is, those descriptions are generic and describe markets that they put into different tiers.  

If someone is paying a lot of points to reduce an interest rate, then that lower interest rate is not reality.

I know this is not good news but it is the reality, good agents will take care of everything and provide that level of service, this does not mean all agents will take care of everything.Much like when you buy an investment, you do your due diligence, and you make your money when you buy not sell.  

I should probably look for few months sold comps to see what  i can get in reality in this market.
