The benefit of moving out first is that you're no longer considered under the "vacating a primary," definition because you're now "renting," and can use rental income offset and purchase a new property with FHA with out 100 mile restrictions.This new guideline reduces chances for borrowers to use FHA to acquire more quasi primary/investment properties since the original intent for FHA was home ownership not investment property promotion.

I would suggest that he work with an investor(s) to: coordinate open houses, put out bandit signs, promote mentor investors' properties on social media, go out and price rehab materials, help with flips, bird dog properties, just to name a few.

Their goal is to sell you investments they promote (mutual funds, stocks, etc. that is how they make money).You need to work with a company specializing specifically with self-directed accounts.
