The only thing I'd worry about is that could make your offer less attractive in a multiple offer situation.

Then, when your investments are producing enough cash flow, you walk away from your job. 

If its a great deal and will produce good cashflow and have some equity with the low down payment, then save your cash and go with the low down payment.

That being said what else would attract someone to the area?

Will property values decline as each summer produces fires that potentially level homes?

But we still plan to keep our target price point same to attract right buyers so hit on the margin ;-(
