Farooq - owner occ is really difficult from a hard money perspective.

It helps to know the neighborhoods from a locals perspective.  

So, while i'm well versed in closings, purchase and sale negotiation/drafting and title work i'm not nearly as well educated in what underlying numbers make a deal work from an investment perspective.

I know as I progress I may look at other areas, purchase more distressed properties, but that's down the road when I have the ability to leverage equity from existing properties, and increased cash flow from a total portfolio perspective.

I'm looking forward to contributing my knowledge and skills to the BiggerPockets community, provide my perspective and form constructive dialogue on the issues facing our industry.

It gets easier to put in perspective with the passage of some time.

My perspective is I want my property manager to be incentivized to go find a good tenant as fast as possible.

I think this is a really interesting play from the builders perspective as other outlined above.
