I would look for alternative land options that you could use for RV parking since RV parking at homes is very difficult and people don't use their RVs much, but there are a lot of RVs in Texas.

I'm more wondering what people are paying per piece for post cards vs. envelopes.

Many investors I work with from the Bay Area are purchasing here and many people from the Bay Area are relocating here as work from home becomes more accepted.

Understand a lot of improvements do not add dollar for dollar especially in 2-4 units because in a lot of markets (especially southern markets) there just are not a lot of comparable properties  for appraisers to use.
