That being said I do not think I would pay retail right now.

When you talk to potential retail sellers, you just disclose to them that you are a realtor AND an investor who looks to buy and hold and flip properties for profit.I am not a realtor, but I work with many of them.

I think short sales are always going to be an imperfect market compared to generally listed properties on the MLS.If it was just delays and hassle, retail buyers might see them as a way of getting into a neighborhood or property they could not normally afford. 

Same as retail.  

This other property is a 1600sqft home built in 1925 that has now been zoned retail.
