@Teresa Rex One of the best pieces of advice that I can give to my clients is to shop around before you close your sale and not wait for the exchange to officially start, so yes if you can you should definitely get a contract on your replacement property as soon as you can.

In an un-official retirement community (almost all houses 2bd/2ba, around 1k sq ft, quite a few of these outside Atlanta). estimated rent is around $1650. house does not need any updates, looks in very good condition. low HOA ($40/month) that pays for outside landscaping.

I can’t make the numbers work anymore so I’m a little bit encouraged as I see prices dropping.I’m still looking now, but I think (assuming we get an official recession print by the fall) that there can be some really good opportunities in December and January maybe sooner.
