How to manage properties without having a brokerage license
What’s up y’all! Has anyone ever started or know any tips to start a property management company without having a real estate brokerage license? I’m in a unique situation owning 16 units we’re now managing and wanting to mange more to capitalize on the process?

Well, if you want to provide full service then you'll be breaking the law if you don't have a license, at least in most states (including yours, I'm guessing). Most states have things you can do that doesn't count as being a property manager. If you don't make determination on tenants, sign leases, collect rent or hold cash, or initiate eviction proceedings you can probably be in the clear. So you could just do those ancillary things - show properties on behalf of an owner, act as middleman to facilitate repairs, etc - without officially being the "property manager".
