When you get the information from the tenant, I would make sure to call all of the previous landlords (I also like to independently verify the contact information provided, and that the landlord is in fact the owner/operator of the property - for example, if an apartment complex, I check to see if the number on the application is the same as the one provided by the tenant - occasionally, they will put a friend/family member's phone number to give a fake reference). 

Don't have dishes that you care about being broken.

While occasional precipitation and wind can occur, the desert climate keeps it relatively dry with low humidity and a small chance of rain.

I have a small padding on my cleaning fees that I view as going toward the cost of expendables (paper goods, kitchen supplies, the occasional ruined towel, etc.).

We also have a great network of local investors and occasionally happen upon off market opportunities we may be able to share.

Occasionally, though, I calculate CoC returns on completed deals just out of curiosity, and they're always double digits.
